We use a cost-plus pricing model, which means you pay the actual cost of materials and labor, plus a fixed percentage to cover our overhead and profit. Every month, we provide a detailed bill that shows exactly where your money is going — no hidden fees or vague line items, just a clear breakdown of every expense. This approach gives you transparency and control, with pricing that reflects the real, current cost of building. Compared to fixed-price contracts, cost-plus often offers better value and peace of mind. With a fixed price, a contractor has to build in extra padding to cover unknowns and protect themselves from risk. That usually means a higher initial quote. It can also create pressure to cut corners to protect profit if the project runs into surprises. With cost-plus, you aren't paying for contingencies that might never occur, and there's less incentive to rush work or compromise on details just to protect a bottom line. Instead, the focus stays on quality and open communication as the project progresses. Yes, we participate in the 2-5-10 warranty program and stand behind our work. We've never had a home warranty claim in our 40+ years of business, which speaks to the quality of our construction and the care we take with every project. We work with our clients with regard to owner supplied items (eg. cabinets, flooring, and HVAC). If the client prefers to supply these items, we do not mark them up and these items are not included in our warranty coverage.
